At the moment, we only handle property management for purely residential properties.

In the management of special properties, the condominium manager (WEG-Verwalter) already takes on various commercial, technical, legal, and organizational duties.

Therefore, the administrative effort is much higher for rental property complexes (houses).

By default, our management contract initially runs for two years and then automatically renews indefinitely if no termination notice is given at the end of the contract.

If you prefer different conditions, please feel free to discuss them with us before signing the contract.

The condominium management (WEG-Verwaltung) orders the heating meter reading from a service provider, which you pay for via your maintenance fee statement.

We process your heating cost allocation in the operating cost statement we create and forward both to your tenants.

Yes, but only if you wish, and if the condominium regulations of the condominium ownership permit it. It’s best to ask your condominium manager (WEG-Verwalter) about this.

Price list for additional services

  • Search for new tenants and tenant turnover 500€

    Upon request, we will completely handle the search and selection of a new tenant for you, as well as the preparation of a lease agreement. For this service, we charge a flat fee. Additional costs may apply for advertisements.

  • Additional operating cost statement (Special Property) 100€

    We create the regular operating cost statement at no extra charge. If you want us to prepare an additional operating cost statement for a past period, for example, because the previous administrator no longer provides this service, then we charge a flat fee.

  • Additional operating cost statement (House) 150€

    We create the regular operating cost statement at no extra charge. If you want us to prepare an additional operating cost statement for a past period, for example, because the previous administrator no longer provides this service, then we charge a flat fee.

  • Rent increase (index rent, modernization, etc.) 75€

    We create a legally compliant letter, send it to the tenant, and adjust the direct debit payment if necessary.

  • Dunning letter to tenant 20€

    We create a legally compliant letter and send it to the tenant. The fee is usually borne by the tenant.

  • Setting up a SEPA direct debit for a tenant 10€

    If we take care of all your incoming payments, we are happy to set up direct debits for you as well.

  • Consumption information heating costs for a tenant 5€

    In case the company responsible for the meter reading does not provide consumption information to the tenants themselves, we will do so, for example, as part of the operating cost statement.

  • Travel costs 0.30€ per KM

    Trips between the management office and the property are already covered by the basic fee. For any additional necessary trips, such as attending an owners' meeting in a different location, we charge a lump sum per kilometer started.
